Frequently Asked Questions

What debts should I include in a business debt schedule?

Include all business loans and lines of credit, equipment financing and capital leases, SBA loans, any mortgages on business-owned real estate, and business credit cards with outstanding balances. Don't include personal debts unless they're personally guaranteed by the business.

How is total debt service calculated?

Total annual debt service is the sum of all monthly P&I (principal and interest) payments multiplied by 12. This is the denominator in your DSCR calculation.

Do I include my line of credit in the debt schedule?

Yes — include the current outstanding balance and the minimum monthly payment. If the line is currently at zero balance, you can note it but the debt service impact is zero.
